You never get a second chance to make a first impression. That first visual impression of a home for sale is absolutely essential to driving and maintaining interest in the property and ensuring the maximum sale price is achieved.

In today’s market, buyers have very high visual expectations, short attention spans, and they require clear information instantly. Research shows that 90% of homebuyers now search online and on their mobiles, because of this photography is not just an important element of property marketing; it’s now the most essential one.

Online listings with professional photography generate an average of 61% more page views than their point-and-click counterparts. Nearly 45% of houses advertised with professional images sell for above their asking price whereas the figure drops to just 9% with point and click low quality images. These statistics enforce my belief that in order to display a property in the best way possible, and maximise its sale price, professional photography must be used.

As a professional I not only use specialist high end equipment I will also enhance images with sophisticated editing software to draw out every last bit of quality ensuring the property stands out from the dull, poorly presented images often used by some agents.

Tips for preparing your property

  • Remove bins, papers, magazines, towels, toothbrushes and other every-day items from out of view (also move items such as wheelie bins out of sight)
  • Make sure underneath beds are all tidy and free from clutter
  • Clean windows and open curtains to allow as much natural light into rooms as possible
  • Make sure all the lighting works if possible,it adds ambience and cosiness to your photos
  • If you have any spare bedrooms that you don’t usually use make the beds and tidy to make use of the extra rooms so it looks appealing and welcoming to prospective buyers
  • Park cars neatly on drive or arrange for them to be away from the house. In Gardens trim bushes and cut grass if possible
